☢️ Understanding Radon

Radon is a naturally occurring radioactive gas that forms from the decay of uranium in soil, rock, and water. It is colorless, odorless, and tasteless, making it impossible to detect without professional testing equipment. Radon seeps into homes through cracks and gaps in the foundation.
Radon is a Class A Carcinogen — the highest classification for cancer-causing substances. It is the leading cause of lung cancer among non-smokers and the second leading cause overall (after smoking), responsible for approximately 21,000 deaths annually in the United States.
No level of radon is considered completely safe. However, the EPA and New York State Department of Health recommend taking action if radon levels are at or above 4.0 pCi/L (picocuries per liter). Levels between 2.0 and 4.0 pCi/L should also be considered for mitigation.
Yes. Homes with well water sources can have elevated levels of radon dissolved in the water. When water is used for showering, cooking, or laundry, radon can be released into indoor air. We offer professional water radon testing to determine if your water supply is affected.

🔬 Radon Testing

We use Continuous Radon Monitors (CRM devices) — the most reliable and accurate testing instruments approved by the EPA. As an ELAP-certified laboratory (#11923), only we can deploy CRM devices in Dutchess County. The device takes hourly readings over a minimum 48-hour period.
A standard radon test requires a minimum of 48 hours of continuous monitoring. During this time, closed-house conditions must be maintained — doors and windows should remain closed except for normal entry and exit. Results are available shortly after the testing period ends.
Absolutely. Radon testing should be part of every home inspection. Many banks, mortgage companies, VA, HUD, and FHA require radon testing as part of the closing process. We work directly with realtors, inspectors, and attorneys to ensure testing is completed within required timelines.
DIY charcoal canister kits have significantly lower accuracy compared to professional CRM testing. They are prone to user error, environmental interference, and cannot provide hourly readings. For real estate transactions and accurate results, professional CRM testing is strongly recommended.

🛡️ Radon Mitigation

Radon mitigation is the process of reducing radon gas concentrations in a building. We install Active Soil Depressurization Systems (ASDS), which use a fan and pipe network to create negative pressure beneath your foundation, drawing radon gas out before it can enter your living space and venting it safely above the roofline.
A properly designed and installed ASDS system can reduce radon levels by up to 99%. Post-mitigation testing is always performed to verify the system is working correctly and that radon levels have been brought below the EPA action level of 4.0 pCi/L.
Most residential ASDS installations are completed in one day. The system includes drilling a suction point through the foundation, installing PVC piping, and mounting a radon fan. The exact configuration depends on your home's foundation type and layout. We always perform a follow-up test to confirm results.
